Convert Historic Warehouses into Administrative Offices

Romanyk Consulting Corp. (RCC) provided all necessary architectural and engineering design services to prepare complete contract drawings, specifications, technical reports, and cost estimates, including construction period services to convert multiple warehouse buildings into administrative office space at Olin E. Teague Veterans’ Medical Center.


This project converted warehouse buildings into six (6) two-story administrative office space. This historic building includes modular furniture workstation space, offices, conference rooms, waiting areas, administrative assistant support spaces, new restrooms, break room, copy room space, HAC, IT/communications, electrical, phone, mechanical, stairs, elevator and storage spaces.


This project also includes:

  • New separate HVAC systems and integration with existing Johnson Metasys Control system and new AHU units.

  • Complete new electrical system and data cabling

  • New fire alarm system and access control

  • Hazardous Material Abatement, Lead, and Asbestos Mitigation

  • Thorough on-site inspection of building systems.

  • Waste Reduction / Use of Recovered Materials

RCC developed a design which incorporated the wood frame members in an exposed ceiling concept. Plus, Universal Waste such as light bulbs and tubes are to be incorporated into specification requirements for the GC to be responsible for various items that will require special handling and disposal due to their composition.


RCC received a Satisfactory CPARs for this project.
